Robert Ball

Principal

Robert Ball is one of Portland’s leading developers and has been a successful real estate investor, developer, manager, and owner. He brings a unique combination of development talent and experience in land planning, entitlement processing, market and feasibility analysis, design and construction, and the essential operational components of real estate investment. Robert negotiates and manages acquisitions, property analysis, development profitability forecasts, acquisition feasibility, market conditions, property due diligence, and overall project and real estate product concepts. His career has spanned over 25 years, creating large scale projects along with the formation of real estate development, sales, and management companies.

 

Robert volunteers as a reserve police officer for the Portland Police Bureau and holds the rank of Commander. He was awarded the Police Medal (for valor,) two Distinguished Service Awards from the Oregon Peace Officers Association, and many other commendations and citations. He has served on Portland’s Charter Commission, several nonprofit boards, and has been active in civic, neighborhood and community projects. He won the 1997 NW Examiner Award for Public Safety and was listed on the Business Journal’s prestigious 40 Under 40 list for outstanding leadership in business and civic affairs.

Max Gleicher specializes in real estate investment and development for Robert Ball Companies. He has a Master of Science in Real Estate from the University of San Diego. He has a strong track record in acquisitions, development, and asset management across large-scale multifamily and retail projects. Most recently, Max was a key member of the vertical development team at HomeFed, a subsidiary of Jefferies Group, where he worked to manage the full lifecycle of over 640 residential units across Florida and California. His responsibilities included entitlements, equity raising, construction oversight, and stabilization, culminating in the successful sale of a 267-unit Class A property for $122.5 million.

 

At HomeFed, Max also oversaw more than 20,000 square feet of retail as an asset manager and played a central role in entitlements—right before construction—for three major developments in Chula Vista totaling over 750 units. His prior experience at Pacifica Companies further sharpened his development expertise, particularly in leveraging new zoning changes to unlock density bonuses and guide multifamily and mixed-use projects from evaluation through execution.

 

Max’s experience spans both institutional and entrepreneurial environments, and his background in hospitality and e-commerce brings a user-focused perspective to real estate. He is deeply passionate about thoughtful development and long-term value creation.

Lawyer-turned-developer Benjamin Stutz has spent the last 30 years successfully redeveloping property in Portland, Oregon. His involvement spans across 17 projects with uses ranging from: apartments, condominiums, offices, retail, creative space, and more- and who’s total value surpasses $100 million.

 

Benjamin’s business passions go beyond real estate and many local residents know him as the owner-operator of the Portland staple: Kelly’s Olympian bar and venue.

 

Personally, Benjamin lends his time and talents to several community endeavors including The Oregon Children’s Theater, where he was a board member, as well as the Central Eastside Industrial Council.

Phillip Hiller leads Robert Ball Companies in house contracting division. Phillip is a construction professional with 19 years of industry experience, bringing a strong operational focus to the successful delivery of mid to large-scale projects. Over the past decade, he has played a key role in the construction of more than 1,200 apartment units, overseeing day-to-day execution, coordinating teams, subcontractors, and trades, and ensuring projects are delivered efficiently, safely, and on schedule. His practical, detail-oriented approach has made him a steady leader in complex, fast-moving construction environments.

 

With an educational background in business and economics, Phillip pairs field expertise with a solid understanding of financial performance, resource allocation, and process optimization. He is known for driving operational excellence by aligning project goals with cost control, schedule discipline, and long-term value. This blend of hands-on construction experience and business insight allows him to consistently support scalable growth and high-quality outcomes across multifamily developments.

Kevin Litle

Licensed Property Manager

Kevin Litle brings extensive property management experience to the Robert Ball Companies team. He is a principal with Pearl Property Management and manages all tenant and client services. Kevin took over the operation of Robert Ball’s Portland property management company in 1995 and was responsible for management of all company properties. He has also been an integral part of the Robert Ball Companies development team as a key operations manager, financial analyst and controller. Kevin has an in-depth knowledge of homeowner associations and a working relationship with Portland’s most established association management companies. As a member of the Pearl Property Management team, Kevin has an extensive knowledge of the unique rental market in the Pearl and downtown neighborhoods providing a proximity to clients and tenants that other management companies cannot offer. In his spare time, Kevin enjoys attending concerts, collecting music, running, and is an avid pro tennis and college basketball fan.

Justice Gbada

Director of Leasing

Justice Gbada is an executive property manager at Robert Ball Companies and is responsible for overall asset supervision of specific properties.   This includes both administrative and onsite functions. He is also our director of new property lease-ups. He began his real estate career with a directed intent to enter the property management field because he discovered a love for paring clients with the perfect living space – and improving their lived experience.  His professional experience includes property marketing and advertising, unit leasing, maintenance supervision, capital projects, and ongoing tenant relations.  He manages both residential and commercial retail tenants.  He has a passion for ‘lease-ups” and recently worked on the successful lease-up of a large 266 unit, Class A high-rise.

 

In his spare time, his favorite hobby is cooking but it’s closely followed by sports, film, and music.  He has volunteered for nonprofits including Portland’s Blanchet House and projects for Portland State University where he conducted workshops for kids with ADHD and helping kids from foreign countries assimilate into the United States. However, his favorite work was being a camp counselor at Camp Howard where he was a supervisor and mentor to kids from all backgrounds.

Josh Silva

Investment and Management Associate

Josh began his career in Real Estate working as the executive assistant to the owner of an investment firm which specialized in acquiring and managing multi-family products across multiple states. He then joined a commercial brokerage and performed research and marketing for top- performing brokers and gained a thorough understanding of the Portland commercial real estate market, the listing and offering process, retail leases, closings, and general brokerage operations.

 

After several years in the retail and Commerical areas, Josh identified luxury multifamily development as the area where he wanted to focus his attention and started working at Robert Ball Companies. He started as the manager of a luxury project learning all aspects of property operations, maintenance, tenant relations, retail and residential leasing, and loan administration. He then began to support the CEO in a number of roles and today Josh is a Development Associate and head of creative services.

 

In our development division, Josh is responsible for market research, financial modeling, sales & marketing, property management, and other office operations.

Grant Jones

Licensed Real Estate Agent

Grant Jones began his real estate career as a sales assistant at The Wyatt, a 245 unit condominium development of the Robert Ball Companies team. Grant obtained his license to sell real estate in Oregon and joined Pearl Property Management. Grant helped grow the company to a highly successful, full service property management company for owners of condominium units. During the Great Recession, Grant helped position the company to help struggling owners rent their properties, allowing those owners greater financial freedom. Grant has exceptional knowledge of sales and rental inventory in the downtown core markets and continues to make Pearl Property management a market success. He currently serves on the advisory Board of the Rosemary Anderson School for expelled and at-risk students. He also enjoys architecture, golfing, and has a passion for automobiles.
